At the Appointment
Arrive five minutes early and dress professionally — you are representing the title company or lender to their client. Verify the borrower’s identity using valid government-issued photo ID before beginning. Walk borrowers through the package at a comfortable pace, explaining what each section is without providing legal advice. For legal questions about loan terms, direct borrowers to their loan officer — that is explicitly not your role.
Common Mistakes to Avoid
Missing initials on pages that require them — check every page before leaving the appointment. Not detaching original documents that need to be returned separately. Not checking borrower ID carefully enough. Leaving without all required signatures and notarizations completed. Rushing borrowers who need time to read — patience prevents errors and generates the repeat referrals that build your career.
After the Appointment
Ship documents the same day, every time. Send confirmation with the tracking number to the scheduling company immediately after dropping off the package. Keep complete records for your notary journal and tax documentation. Ask the title company contact for a Google review after a few successful signings together — these reviews compound your visibility over time.
